Job Title: Commercial Business Analyst/Estimator-Data Center

Overview
We are seeking an experienced Commercial Business Analyst/Estimator to support a growing Data Center portfolio. This role is responsible for developing accurate, data-driven cost estimates for competitive tenders.
The Estimator will translate technical scope and engineering documentation into structured, reliable pricing models that reflect company’s delivery approach, market conditions, and execution strategy. Based in Houston, this individual will play a key role in shaping competitive and executable bids by partnering closely with Engineering, Supply Chain, Project Management, and Commercial teams. Key Objectives

• Develop accurate, well-structured cost estimates aligned with scope and execution strategy
• Maintain and continuously refine cost databases, benchmarks, and unit-rate build-ups
• Validate quantities, methods, and construction assumptions with cross-functional teams
• Produce clear estimating summaries and pricing models for tender submissions
• Support commercial strategy through scenario modeling and risk-adjusted pricing

Key Responsibilities

• Prepare discipline-level and total project estimates covering materials, labor, equipment, subcontracting, logistics, and indirect costs
• Perform quantity take-offs from drawings, specifications, and technical documentation
• Build and maintain unit-rate libraries and historical cost benchmarks
• Coordinate with Supply Chain to obtain and validate subcontractor and supplier pricing
• Develop cost scenarios, sensitivities, and risk-adjusted estimate options to support bid strategy
• Prepare basis-of-estimate documentation, narratives, assumptions, inclusions, and exclusions
• Ensure full documentation and traceability of pricing models
• Support handover to execution teams by clearly communicating estimate assumptions and cost structures upon award

Required Experience

• 10–15 years of experience in estimating or cost development for large-scale construction or industrial projects
• Strong expertise in quantity take-offs and unit-rate development across civil, structural, mechanical, and electrical scopes
• Demonstrated ability to convert technical scope into clear, defensible cost estimates
• Experience supporting competitive tenders with multiple subcontractor and supplier interfaces
• Data Center or mission-critical facility estimating experience strongly preferred

Qualifications
Required:

• Bachelor’s degree in Engineering, Construction Management, or Quantity Surveying
  OR
• 15+ years of progressive estimating experience

Preferred:

• AACE (CEP or CCP), MRICS, or similar professional certification
• Experience with advanced estimating software and data analytics tools

Work Environment

• Houston-based office role
• Frequent coordination with Engineering, Supply Chain, and Commercial teams
• Heavy involvement in cost modeling, pricing reviews, and data analysis
• Occasional travel for supplier meetings, bid clarifications, or site visits
