Estimator Job Responsibilities:
- Lead the review of architectural, civil, structural, MEP, and landscape plans, specifications, and project documents to prepare detailed cost estimates for multifamily residential developments.
- Lead quantity takeoffs and develop comprehensive estimates for labor, materials, equipment, subcontractor, and general conditions costs for ground-up construction and rehabilitation projects.
- Manage the solicitation, evaluation, leveling, and analysis of subcontractor and supplier proposals to ensure competitive, complete, and accurate pricing and scope coverage.
- Develop, review, and maintain conceptual, schematic, design development, and final construction estimates throughout the project lifecycle, identifying cost risks and budget variances as designs evolve.
- Partner with Development, Construction, Architecture, and Property Management teams to lead value-engineering efforts, identify cost-saving opportunities, and provide estimating guidance while maintaining project quality and requirements.
- Provide estimating support for project budgets, preconstruction planning, project feasibility analyses, and other development-related materials as needed.
- Monitor market conditions, labor trends, material pricing, escalation, and subcontractor availability and apply findings to forecasting, budgeting, and project risk assessments.
- Lead the development and maintenance of estimating databases, unit cost benchmarks, historical project data, and cost models to improve consistency and accuracy across multifamily projects.
- Prepare and review bid comparisons, scope analyses, leveling sheets, and recommendations for subcontractor awards; identify scope gaps and pricing inconsistencies before award.
- Review and support change order pricing, budget updates, cost analyses, and reconciliation of estimates against actual project costs throughout construction.
- Lead or actively participate in preconstruction and project planning meetings, communicating cost implications, budget risks, and estimating recommendations to internal stakeholders.
- Apply knowledge of multifamily residential construction requirements, accessibility standards, energy-efficiency programs, building codes, and local regulatory requirements to project estimates and cost planning.
- Provide technical guidance, review, and support to other estimating team members and contribute to consistent estimating standards and best practices.
- Assist with workload planning, estimate reviews, and quality control to ensure major project budgets and bid packages are complete, accurate, and delivered on schedule.
Estimator Job Requirements:
- Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred (or equivalent combination of education and experience).
- 7+ years of progressively responsible estimating experience in multifamily residential construction, with demonstrated experience managing complex estimates.
- Extensive experience estimating ground-up multifamily residential projects is required.
- Advanced understanding of multifamily construction methods, building systems, construction drawings, specifications, trade scopes, sequencing, and constructability.
- Strong knowledge of applicable building codes, ADA/Fair Housing accessibility requirements, multifamily residential development processes, and cost impacts associated with regulatory requirements.
- Advanced proficiency in Bluebeam Revu for digital takeoffs, plan review, measurements, markups, and estimating workflows is required; experience with additional estimating software is a plus.
- Advanced Excel skills and demonstrated experience developing and maintaining cost databases, budget models, and historical cost benchmarks.
- Excellent mathematical, analytical, critical-thinking, and problem-solving skills with the ability to evaluate cost risk and incomplete design information.
- Strong communication, negotiation, presentation, and organizational abilities with exceptional attention to detail and the ability to communicate cost information to both technical and non-technical stakeholders.
- Ability to independently manage multiple estimates and project priorities simultaneously in a fast-paced, team-oriented environment.
- Demonstrated experience with value engineering, conceptual estimating, budget development, bid leveling, and preconstruction cost management.
- Demonstrated ability to lead estimate reviews, provide guidance to less-experienced estimators, and establish consistent estimating practices across multiple projects.
